Asbestos in California homes?
Question by W.: Asbestos in California homes?
We are buying a home in the SF Bay Area, California. We are wondering about asbestos. What is the age of homes that are likely to contain asbestos? Is the seller required to test for asbestos before selling? Would asbestos testing or lack of it be disclosed in the inspection or environmental hazards report, or does the buyer have to do the inspection/testing instead of the seller? Age – anything before 1990, it is not 100% sure after that. Some roofing products were sold much later.
Seller – not required to do anything unless they have knowledge which they would have to disclose.
Inspection – in most states a home inspector will only be required to say that an inspection should be done (unless they are separately licensed). It is illegal in most cases for them to do more.
Inspection – buyers responsibility as would be radon and lead paint testing.
Now since you are talking San Fran, there may be some kooky local rules and your home inspector would be able to tell you those. What I gave are the federal rules and what is common in the rest of the USA.
